Business loans for hotels in Gulfport, MS can fund a room refresh, case goods and movable lobby furnishings without touching the property mortgage: an FF&E loan for furniture and in-room equipment, a term loan for movable furnishings, and working capital while rooms are offline. PTAC units, fixed finishes and room work are excluded. Eastcrest Financial forwards the request; a funding partner reviews it and names any terms.
An Eastcrest Financial article for Gulfport, Mississippi hotels and motels on funding a room refresh apart from the mortgage, with an invented 36-room example and Harrison County Census figures.
Room refreshes, case goods and lobby furnishings on the Mississippi Gulf Coast
A room refresh replaces what sits inside a room while its layout stays the same: new bedding and drapes, replacement dressers, nightstands and desks, and the televisions, mini fridges and microwaves that guests notice first when they fail. New lobby furnishings often ride along: a movable reception desk, freestanding lamps and seating. The through-wall heating and cooling units called PTACs are building systems and stay outside this site. None of it buys or refinances the building, and that is the point of this article. Eastcrest Financial does not arrange mortgages or property purchases; what it can pass to funding partners is a request for the furniture, fixtures, equipment and cash the work needs.
Illustration only, invented figures: a 36-room property plans $1,150 a room for soft goods, $2,400 a room for case goods and a $1,240 in-room package (television, mini fridge and microwave) in every room, $172,440 for the rooms, plus $28,500 for the lobby: $200,940 in all. The owner gets two quotes for the in-room packages, because units of the same size can differ in price, warranty and lead time.
The 2023 County Business Patterns release lists 64 traveler accommodation establishments with employees in Harrison County, MS (NAICS 7211), a code that also takes in casino hotels; 52 of them fell under NAICS 721110, hotels (except casino hotels) and motels. Only 11 of the 64 had fewer than five employees, so at most of these properties a refresh means scheduling housekeeping and maintenance crews around the rooms taken out of service.
FF&E loans kept apart from the property mortgage
FF&E stands for furniture, fixtures and equipment. An FF&E loan, a form of equipment financing, is secured by those items rather than by the real estate, so it sits beside the owner's mortgage instead of reopening it. That keeps the existing mortgage terms untouched. Before signing, the owner reads the mortgage documents or asks the mortgage holder whether new debt or a lien on the furniture needs its consent; some loan agreements say so.
Not every line of the refresh fits an FF&E loan. Case goods and in-room televisions and appliances have a resale value and a serial number or model; bedding, drapes and movable lobby furnishings can be itemized separately. A partner may put the second group on a term loan instead; fixed finishes and room work are excluded.
Illustration only, invented figures: on the 36-room plan, the case goods and in-room packages, $131,040, go on a 60-month FF&E loan at an annual rate of 9.75%: $2,768.12 a month, $166,087.20 over the term. The soft goods and movable lobby furnishings, $69,900, go on a 48-month term loan at 10.5%: $1,789.68 a month, $85,904.64 over the term. Together the two installments come to $4,557.80 a month for the first four years, and only the FF&E installment remains in the fifth.
Working capital while rooms are offline for the work
Rooms under refresh cannot be sold, but the payroll, utilities and franchise or management fees keep coming. Working floor by floor, or a few rooms at a time, limits the loss, and planning gets simpler when the lost nights are counted in advance.
Illustration only, invented figures: the 36-room property takes 8 rooms out of service for 21 nights at a time, which needs 5 phases, the last one with only 4 rooms. At an invented 70% occupancy and an average daily rate of $96, each full phase gives up about $11,289.60 of room revenue, and the whole project about $50,803.20. The working-capital principal is $45,000 at 14.5% annually for 12 months, producing a $4,051.01 monthly installment and $3,612.12 of interest.
Working capital of this kind is paid from the rooms that stay open and from the higher rate the refreshed rooms can carry later. A partner may want to see the equipment delivery and installation schedule before it sets an amount.
Occupancy and revenue records a hotel lender reads
A hotel's numbers come in a vocabulary of their own, and a request goes further when it uses it. A partner may want to see:
- Monthly occupancy, average daily rate and revenue per available room for the last two or three years.
- The property management system's night audit or monthly summary, matched to the business bank statements.
- Franchise agreement and any property improvement plan the brand has issued, with its deadlines.
- Quotes for the case goods, in-room packages and movable lobby furnishings, plus the equipment delivery and installation schedule.
- The current mortgage statement, so a partner sees the existing payment it will sit beside.
Revenue per available room ties the first two together: $96 of average daily rate at 70% occupancy is $67.20 per available room per night in the invented example above. Owner-run inns appear in the county data as well: Nonemployer Statistics counted 48 traveler accommodation businesses with no paid employees in Harrison County, MS in 2024.
